A: We specialize in land that is raw, vacant, bare, and undeveloped. It is a blank slate for you to make it what you wish.

A: Most of our properties do not have utilities such as water, electric, septic, etc. We will let you know specifically if a property has utilities.

A: Yes, once the property has been paid in full and the deed is in your name. While financing, you are free to enjoy your land by camping or recreating, but you may not build upon, improve, develop, or modify the land in a significant way, especially anything that would require a permit.

A: The sky is the limit! People buy land for many different reasons. You could simply hold the land as a future investment and hedge against the volatility of inflation and the stock market. You could enjoy the beauty of nature by camping, hunting, biking, or using it as a home base for 4×4 adventures. Many people buy land to build their dream home or even just park an RV or tiny home for weeks at a time as an escape from the city.

A: Our properties are discounted 10% to 30% below market value. We acquire properties at and below wholesale prices and then pass on the savings to you, our customer.

A: No, we are not real estate agents. We buy land and sell land as an investment company which often allows us to work much more quickly and without the hefty fees and commissions.

A: Yes! We work with clients in many different financial situations. Some choose to pay the discounted cash price while most clients prefer to finance the properties with us and take advantage of our 0% interest and flexible terms. We can work with you no matter your situation. Our goal is to make the dream of owning land available to all, no matter your financial situation.

We take offers on a first come first serve basis… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property including a small down payment and non-refundable doc fee. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

A: We’re always sourcing new investment land… and adding new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.

A: Unfortunately yes, there are a few small fees to cover the closing costs and other administrative expenses. To buy a property from us, there is a non-refundable $199 documentation fee. If you are financing the purchase with us, there is also a $10 per month service fee in addition to the monthly payments. Finally, for all financed properties we also prorate the annual property taxes and collect them monthly.

A: Yes! We offer a 90 day satisfaction guarantee. If you decide you do not want this land, for any reason, you may receive a full refund (except for the non-refundable $199 doc fee.) Alternatively, you could choose to use the equity you have in one property and transfer this to any other property we currently have in inventory. We will do everything in our power to make you a satisfied land owner.

A: The down payment and doc fee are made with credit or debit card using a secure link from our payment service, Geekpay.io. Monthly payments are made using ACH bank transfer from your checking or savings account. You will have a login to Geekpay.io to view your loan status and make any additional monthly payments penalty-free. 

A: We typically do not use a title company for closing a transaction. We have done significant due diligence on all properties we offer, so are confident they have a clear title and are free of liens and encumbrances. By closing directly with us, we offer you significant savings in closing costs and can complete the transaction much faster and easier. If you would like to close with a title company, we can certainly do this, but as a buyer you will be responsible for all closing costs.

We have a lot of interest in our properties and there are often many interested buyers for each property at any given time. We operate on a first come first serve basis. The most fair way to provide an equal opportunity to all buyers is to use the one-time link from Geekpay.io for a buyer to secure the property. 

No, we do not hold properties without a down payment. 

Yes! As soon as you sign the Purchase Agreement, you can begin camping on your new land. There are often restrictions mandated by the county, though, regarding how long you can camp without installing any utilities. Check with the county planning and zoning department for details.
